What is the process from start to finish?
See How to Work With Us for every step, for buyers, sellers, investors and land.
Who will I work with?
You work directly with a licensed agent who stays your point of contact from the first conversation through closing.
How will you keep me updated?
Written updates at every milestone. Sellers also get a written market update every Monday until they are under contract: showings and feedback, marketing done, competing listings and recent sales nearby.
Do you use AI or automation?
Yes, behind the scenes, to get you information faster: market reports, showing schedules and deadline tracking. Every client still works with a real person, and every price opinion is reviewed by a licensed agent before it reaches you.
Buying
How do I know if I am ready to buy a home?
Look at your income, credit, savings and plans. Signs you are ready: steady income, credit in good shape, money saved for a down payment and closing costs, and a plan to stay put for several years. Owning also means paying for maintenance, property taxes and insurance, so build those into your budget. A short talk with us and a lender will show you where you stand.
How much can I afford to spend on a home?
Your lender sets the actual limit. As a starting point, many lenders look for a housing payment around 28% of your gross monthly income and total monthly debts (housing, car, student loans and cards) around 36%, though many loan programs allow more. The surest way to know your number is to get pre-approved.
What is the difference between pre-qualification and pre-approval?
Pre-qualification is a quick estimate based on information you give a lender. Pre-approval is a full review of your credit, income, assets and debts, and gives you a conditional commitment for a specific loan amount. Pre-approval tells you what you can afford and shows sellers you are a serious buyer.
Do I need to be pre-approved before looking at homes?
We strongly recommend it. A pre-approval tells you your budget and makes your offer stronger. We can introduce you to local lenders, and you are always free to choose any lender you like.
Do I need a real estate agent to buy a home?
It is not required, but it helps. Your buyer's agent works for you: we find homes that fit, check comparable sales, negotiate price and terms, track contract deadlines, help you manage risk, and handle the paperwork from offer to closing.
Do I have to sign an agreement before touring homes?
Yes. Since August 2024, MLS brokers must have a written agreement with a buyer before touring homes together. It is short, protects your interests and spells out our services and how we are paid. Ask us to walk you through it before you sign.
Should I sell my current home before buying a new one?
It depends on your finances and the market. If you need the sale to buy, we can write your offer with a contingency for the sale of your current home, so you can lock in your next home while protecting yourself if your home takes longer to sell. In a competitive market, sellers may prefer offers without that contingency, so we will go over all your options together, including selling first or timing both closings close together.
Can I search homes on your website?
Yes. Our Search Homes page shows live MLS listings. Browse freely; after a few homes we ask you to create a free account so we can send you new listings that fit what you want.
How do I schedule a showing?
Use Schedule a Showing on our website, or call or text us. We confirm every showing with the listing agent and seller. Once your tour is scheduled, we send you a custom link to your tour itinerary with each stop in driving order, where to meet, showing times, and a place to keep your notes and feedback on every home. Nothing is booked until you hear back from us.
Can I make an offer below the asking price?
Yes. Whether it works depends on the market and how much interest the home is getting. When there are few homes for sale and many buyers, we may need to offer at or above the asking price; when buyers have more choices, there is usually more room to negotiate. We recommend a price based on comparable sales.
What happens if my offer is not accepted?
It happens, so do not be discouraged. The seller may have had a higher offer, or the price or terms (closing date, contingencies) may not have fit their needs. We will help you decide the next step: a counter-offer, a stronger offer, or moving on to the next home.
What is an earnest money deposit, and how much do I need?
It is a good-faith deposit that shows the seller you are serious. The amount is negotiable and written into your contract; we recommend an amount based on the price and the competition. It is held by escrow and applied to your down payment or closing costs at closing. Whether it is returned if the purchase does not go through depends on your contract and its contingencies, which is why we track every deadline with you.
What costs should I expect when buying a home?
Besides your down payment, plan for closing costs: loan fees, appraisal, title insurance, escrow and prepaid taxes and insurance. They often run around 2% to 5% of the price, depending on your loan and the property, and your lender gives you a Loan Estimate with the details. Also budget for inspections, homeowners insurance, property taxes and repairs after you move in.
What is a home inspection, and do I need one?
A home inspection is a professional review of the home's condition: structure, roof, plumbing, electrical, heating and cooling, and appliances. It is not required, but we strongly recommend one. If the inspection finds problems, we use the report to negotiate repairs, credits or a price change.
What happens after my offer is accepted?
Escrow opens and we track every contract deadline: your deposit, inspections, appraisal, loan approval and disclosures. We help you review inspection results and negotiate repairs or credits, then guide you through the final walk-through and closing.
How long does it take to buy a home?
Once your offer is accepted, escrow commonly takes about 30 to 60 days, depending on your loan and the contract. Cash purchases can close faster. During escrow we complete inspections, the appraisal, loan approval and the paperwork, and we track every date so things stay on schedule.
What is the closing process?
Before closing, you do a final walk-through to confirm the home's condition and any agreed repairs. You sign your loan and escrow documents, bring your remaining funds, and the lender funds the loan. The sale is recorded with the county, and then you get the keys.
Should I buy now or wait for the market to change?
That depends on your finances and plans more than on headlines. If you are financially ready and plan to stay several years, buying now can make sense; if not, waiting may be the better choice. We will go over current market conditions with you so you can make an informed decision.
Can you help me buy a home in Arizona?
Yes. We are licensed in Arizona and work Kingman and the surrounding Mohave County communities.
Do you help with new construction?
Yes. We can represent you when buying a newly built home, including reviewing the builder's contract and terms with you.
Will you help me after closing?
Yes. Call us any time for questions, contractor referrals or a market update on your home.
Selling
How much is my home worth?
Ask for a free home valuation. We go over current market conditions, look at recent sales, current competition and your home's condition, and explain the price range and the reasons behind it.
How do you market a home?
Photos and video, a complete MLS listing, and digital and social marketing to reach buyers where they search. We syndicate your listing to all the most popular home search sites to present your property to the widest audience. An optional sign post can be added so your home is easy to spot from the street. For land and larger lots, aerial drone views help buyers understand the property.
How are showings handled?
Showings are scheduled through our office, with options to fit your needs, from automated showing requests to showings you approve yourself. Only licensed agents and registered showing coordinators can show your home, or our in-office team hosts the showing. We request feedback from each buyer's agent and send it straight to you.
How will I know what is happening with my listing?
Every Monday until you are under contract, you get a written update with showings, buyer feedback, marketing done, new competing listings, price changes and recent nearby sales.
What are seller disclosures and when do I fill them out?
Disclosures are forms where you tell buyers what you know about the property. We start them right when you list, so buyers get them early and your escrow runs smoother.
How do you handle offers?
We put each offer side by side with the price, terms and net numbers, give you our recommendation and your options, and you decide.
Can I sell a home that has tenants?
Yes. We work with tenant-occupied properties and plan showings and timing around the lease and the tenant's notice rights.
Investors and land
Do you work with investors?
Yes. We provide comparable-sales analysis, after-repair value estimates, parcel checks and help buying or selling investment properties. Ask to be added to our investor list for off-market opportunities.
What should I check before buying vacant land?
Legal access, utilities or well and septic, zoning, flood and fire maps, and the parcel boundaries. We check these with you before you commit, and visit the land in person.
Do you sell land?
Yes. We market land with aerial views and the parcel facts buyers need to make an offer.
Costs
What does it cost to talk to you?
Nothing. The first conversation, home valuations, custom home searches and showing requests are free.
How much is your commission?
Real estate commissions are not set by law and are negotiable. Our fee is agreed in writing before we start, in the listing agreement for sellers and the buyer representation agreement for buyers, so you know the amount up front.
What other costs should I expect?
Escrow, title, inspections and loan fees are paid to those providers. We estimate them for you early so there are no surprises.
