Pleasant Hill Real Estate Group has 2 locations serving California and Arizona. Here is exactly how working with us goes.
Getting started
- Reach out. Call or text (760) 368-6237, send a message, or create a free home-search account. We reply the same business day.
- A short first conversation. We ask what you want to do, your timeframe and what matters most to you. There is no cost and no obligation.
- A written plan. You get a clear next step: a custom home search, a free home valuation, or an investment or land review.
Buying a home
- Get pre-approved first. We can introduce you to local lenders; you are always free to choose any lender you like. A pre-approval tells you your budget and makes your offer stronger.
- Sign a buyer representation agreement. Before we tour homes together, we sign a short written agreement that spells out our services and how we are paid. Written buyer agreements have been required for MLS brokers since August 2024.
- Search. We set up a custom search so new listings that fit reach you first, and you can browse on our live MLS search any time.
- Tour. Send us the homes you want to see through Schedule a Showing, by text or by phone. We confirm every showing with the listing agent and seller. Once your tour is scheduled, we send you a custom link to your own tour itinerary: each stop in driving order, where to meet, showing times, and a place to keep your notes and feedback on every home we view.
- Make an offer. We review comparable sales with you, explain the terms and help you decide on price and conditions. You decide; we advise.
- Escrow. We track every contract deadline: deposit, inspections, appraisal, loan approval and disclosures. We attend inspections when needed and negotiate repairs or credits with you.
- Close. Final walk-through, signing and keys. We stay available after closing for questions and referrals.
Selling a home
- Free home valuation. We go over current market conditions, look at recent sales, active competition and your home's condition, and give you a pricing strategy with the reasons behind it. Ask for yours.
- Listing agreement and disclosures. We sign a written listing agreement and start the seller disclosure forms right away, so buyers get them early and your escrow runs smoother.
- Prepare and market. Photos and video of your home, an MLS listing with full details, and digital and social marketing to reach buyers where they search. We syndicate your listing to all the most popular home search sites to present your property to the widest audience. An optional sign post can be added for easy street view and visibility that your home is for sale and ready to view.
- Showings and feedback. Showings are scheduled through our office, with several options to suit you best, from automated showing requests to showings you approve yourself. Showings are limited to licensed agents and registered showing coordinators, or hosted by our in-office team. We request feedback from each showing's buyer's agent and send it straight to you, so you can gauge how your home is performing against the competition.
- Weekly market update. Every Monday until you're under contract, you get a written update: showings and feedback, marketing done, new competing listings, price changes and recent sales nearby.
- Offers and negotiation. We lay out each offer side by side with the numbers, our recommendation and your options. You decide.
- Escrow to closing. We manage the deadlines, inspections, appraisal and repair requests until the sale records.
Investors
- Comparable-sales analysis and an estimate of after-repair value for flips and value-add properties.
- Parcel checks before you commit: zoning, flood zone, fire area, septic and well, water and access.
- Off-market and investor opportunities shared with our investor list. Ask to be added.
- Help selling investment properties, including homes with tenants.
Vacant land
- We visit the land in person, often with drone photos and video.
- We check the basics buyers ask about: legal access, utilities or well and septic, zoning, flood and fire maps, and parcel boundaries.
- For sellers, we market land with aerial views and the parcel facts buyers need to make an offer.
What it costs
- Free: the first conversation, home valuations, custom home searches and showing requests.
- Commission: real estate commissions are not set by law and are negotiable. Our fee is agreed in writing before we start, in the listing agreement for sellers and the buyer representation agreement for buyers, so you know the amount up front.
- Other closing costs such as escrow, title, inspections and loan fees are paid to those providers. We estimate them for you early so there are no surprises.
How we keep you informed
- One point of contact who answers calls, texts and emails.
- Written updates at every milestone, plus the Monday market update for sellers.
- Every number we give you comes with where it came from.
- Modern tools behind the scenes, so you get answers faster, but always a person you can talk to.
