Fort Mohave is an unincorporated community in Mohave County, Arizona, along Highway 95 just south of Bullhead City in the Mohave Valley. Off tribal land, the county handles permits, zoning, septic and flood rules. Electricity comes mainly from Mohave Electric Cooperative, and water comes from one of several providers or a private well, so confirm both by address before you buy.
Every rule below is an Arizona or Mohave County rule.
Is Fort Mohave a city or part of Mohave County?
Fort Mohave is not a city. Mohave County names four main incorporated cities: Kingman, Bullhead City, Lake Havasu City and Colorado City. Fort Mohave is not on that list.
Near Fort Mohave, a parcel falls under one of three jurisdictions:
- Unincorporated Mohave County. Most private land outside city limits. The county sets zoning and issues permits.
- City of Bullhead City. The city lies to the north. Some addresses near the line may be inside it, so check before you assume.
- Fort Mojave Indian Reservation. Tribal land along the river, with its own government and rules (see below).
Your title company can confirm which applies. See also our Bullhead City community guide.
How does tribal land near Fort Mohave work?
The Fort Mojave Indian Tribe describes its reservation as nearly 42,000 acres along the Colorado River in Arizona, California and Nevada. About 23,669 of those acres are in Mohave County, Arizona. Tribal headquarters are in Needles, California.
A federal reservation is land the United States holds in trust for a tribe. The Bureau of Indian Affairs says such land is "generally exempt from state jurisdiction" unless Congress says otherwise. In practice, county zoning, permits and some state rules may not apply the same way on tribal land.
The tribe runs its own utilities. The U.S. Department of Energy describes Aha Macav Power Service as a tribally owned electric utility serving homes and businesses on the reservation. The tribe's site also lists the Fort Mojave Utilities Authority. If a property sits on or next to tribal land, ask the tribe about leasing, building and utility rules before you sign.
Who provides water in Fort Mohave?
There is no single water provider; service depends on the parcel. Systems in and around Fort Mohave include:
- Bermuda Water Company. The City of Bullhead City's outside agency list (effective January 2026) lists it for southern areas and gives its office as 4544 Highway 95, Fort Mohave.
- Bullhead City Utilities. The city acquired the local EPCOR systems, and EPCOR handed over operations in September 2021, per EPCOR's quarterly report. The city's water quality page posts annual reports for six systems, including Camp Mohave, Desert Foothills and Mohave.
- EPCOR Willow Valley district. EPCOR kept this district. Its 2025 water quality report says it pumps groundwater from the Lake Mohave Basin for about 1,700 connections. Customer service is 1-800-383-0834.
- Private wells. Some rural lots rely on a well.
Ask the seller for a recent water bill. If the home has a well, the Arizona Department of Water Resources requires a change-of-ownership filing (Form 55-71A, $30 per well) after the sale. You can look up the well's registration by parcel in ADWR's Well Registry.
Is Fort Mohave on sewer or septic?
A home here may be on an on-site septic system or connected to a sewer system. Confirm which one before you write an offer.
Mohave County Development Services permits septic systems under authority delegated by ADEQ. As of November 2026, a residential conventional system permit is $518 and an alternative system is $940. The county requires 100 feet between a well and a septic system.
When a home with septic sells, Arizona's ADEQ requires the seller to have it inspected within six months before the transfer. The buyer must file a Notice of Transfer within 15 calendar days after closing. Mohave County Development Services takes that filing and lists a $50 fee for the inspection report and Notice of Transfer as of November 2026.
Which electric and gas companies serve Fort Mohave?
Mohave Electric Cooperative lists Fort Mohave, Mohave Valley and Bullhead City among the communities it serves. Its member service office is at 928 Hancock Road in Bullhead City. On the reservation, Aha Macav Power Service may be the provider instead.
For natural gas, the City of Bullhead City utility list names Southwest Gas. Ask whether a home has natural gas, propane or all-electric appliances, and confirm gas service by address with the utility.
Who handles trash, fire and permits?
- Permits. Mohave County's Bullhead City office at 1130 E. Hancock Rd handles building and permitting, (928) 758-0707. Zoning, septic and flood control are run from the Kingman office at 3250 E. Kino Ave, (928) 757-0903.
- Trash. The county runs the Mohave Valley Sanitary Landfill off El Rodeo Road, east of Highway 95, open Monday through Saturday. The county page does not cover curbside pickup, so ask the seller who collects trash on the street.
- Fire. The county's fire department list includes Fort Mojave Mesa Fire Dept. at 2230 Joy Lane, Fort Mohave, and Mohave Valley Fire Dept. Confirm which district covers your parcel.
How do I check the flood zone in Fort Mohave?
The Mohave County Flood Control District runs a FEMA flood map viewer you can search by address or parcel number. Zones A, AO, AE and AH are high-risk areas. New buildings there must sit at least one foot above the Base Flood Elevation.
Arizona's monsoon officially runs June 15 to September 30, per the National Weather Service. The Flood Control District says the county's summer rains come mostly in July, August and September. Those floods tend to be short and local, but they can do real damage, so look at nearby washes too. Call (928) 757-0925 with questions.
How do I get around from Fort Mohave?
Highway 95 is the main road. Per ADOT, this piece of State Route 95 begins at the river crossing opposite Needles, California. Going north, it passes through Fort Mohave and ends in Bullhead City at State Route 68, your road to Kingman. For Interstate 40, the wildlife refuge gives directions to Topock Marina at I-40 exit 1 in Arizona.
For more on the county seat, see our Kingman community guide. Route 66 fans can head up to Oatman in the Black Mountains.
Where can I get on the Colorado River?
- Davis Camp. This Mohave County park in Bullhead City has about two miles of river shoreline.
- Havasu National Wildlife Refuge. The refuge protects 30 river miles from Needles to Lake Havasu City, including the 20-mile Topock Gorge. Its free Topock Marsh launches (North Dike, Five Mile Landing and Catfish Paradise) do not reach the river itself.
- Topock Gorge paddling. The refuge lists put-ins at Topock Marina (I-40 exit 1) and Park Moabi, California. Parts of the gorge are no-wake zones.
The tribe's site also lists a golf course and two casinos on the reservation. Some riverfront land here is tribal land or part of the refuge, so use public launches and respect posted boundaries.
What should I know about buying in Fort Mohave?
- Unsubdivided land. Under A.R.S. 33-422, a seller of five or fewer unsubdivided parcels in an unincorporated area must give you an Affidavit of Disclosure at least seven days before transfer. You can rescind within five days of receiving it. Our Mohave County land guide covers this in detail.
- Resale homes. Arizona sellers typically complete the Arizona REALTORS Seller's Property Disclosure Statement (SPDS). Read its water, septic and flood answers.
- New construction. A subdivider selling six or more lots must give you a public report from the Arizona Department of Real Estate before you sign. ADRE says you can search issued reports on azre.gov or request one through its Public Records message center.
- Property taxes. The Mohave County Treasurer bills in two halves. The first is due October 1 and past due after 5:00 p.m. November 1. The second is due March 1 and past due after 5:00 p.m. May 1. Late amounts carry interest of 16% a year, prorated monthly.
- Schools. Public schools are run by the Mohave Valley Elementary School District and the Colorado River Union High School District. Check district websites for boundaries.
